YES. I do contract-for-deed pay off's all the time. You will need a recorded contract, and proof of the last 12 contract payments begin made on time.

More than likely, yes.. but you should contact your mortgage professional and ask them first.. Every state has different laws.. here in AZ, ownership documents are not recognized at all unless they are recorded.. but that's not the case in every state.. Contact a local mortgage professional, attorney or title agent, and let them look at your land contract.. they should be able to advise you properly. Also, lenders will require you prove you have made on time payments for the past 12 months.. and certain lenders will not even consider a refinance on a private note, so you might need to call a few mortgage professionals..
