If credit scores were the only thing that was considered when determining one's eligibility, then a MID score of 650 would be in the acceptable range.. however, in reality, it takes much more than a score to get financing.. I've seen borrowers with a 760 credit score get denied because they had a credit deficiency that made them ineligible.. for this reason, I suggest you contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Mid 600's is typically well within the range for a home loan, but several other factors will be used to determine the loan amount that you can obtain based on ratios of income compared to debts both front end and back end. Find a very qualified mortgage broker with a solid reputation. Spend time with them asking lots of questions, but also having them explain the process in its entirety!! If they are glazing over information, have them explain it yet again. They get paid to educate the client/borrower and perform on their behalf.
