However, in the Central Valley of California, the seller typically pays for the inspection AND section I repairs.Insider tip: Except for VA loans, a pest report is not required and can open a can of worms if put into the sales contract because the lender will then require a copy of the report and the underwriter can make you do all of the repairs she feels are important in order to close. Alternatively, you have 12 days by contract to do any inspections you desire. I recommend not putting it into the contract but getting a pest inspection during your inspection period. They only cost like $75 to $150 and are well worth the investment. Depending on the results, you can go back to the seller to request the corrections/treatments that matter to you and you retain control of the transaction.Tip #2: A home inspection works the same way. Customarily, it's the buyer, but like all things in life, everything is negotiable.. With one exception.. VA requires a termite inspection on all files, and the borrower/veteran cannot pay for it..
