Per VA guidelines, you can purchase after 2 years post foreclosure, but understand that VA does not lend money.. they only insure loans against default.. the lenders, or those with the $$$ will oftentimes have their own rules above what VA calls for. it's these "overlays" that makes lending rules different one lender to the other.. and for most, they will make you wait 3 years.. The clock starts from the time your name is removed from title, not when you moved out of the home.. This all being said, you should contact a mortgage broker, not the big bank on the corner.. Since brokers deal with multiple lenders ( i have 21), you have a better chance of finding the lender that will allow for a VA loan after 2 years post foreclosure..
