I have a 590 credit score and I have found a house that I love but cant seem to find a lender willing to give me a chance.

Although many lenders advertise they will lend down to that score, the reality is that the lower the score, the more strict the guidelines, and few that apply actually get approved.. Also understand that knowing one of your 3 scores is not nearly enough information for a lender to make a decision.. so without knowing your complete profile, it's impossible for anyone here to advise you properly.. The most glaring thing is that if you score is that low, then it's very likely you have some major derogatory credit.. certain credit deficiencies have mandatory waiting periods.. Foreclosure? BK? Short Sale? Judgments? unpaid student loans? etc.. You could have a 750 credit score, yet with one of these deficiencies, you still might be denied.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Having the same problem. I was told that I could get a loan with my 590 but I only had a 50% chance of getting it approved and the lender didn't want to chance it. If I can pay and maintain my current rent, utilities, and other bills then the fact that I have student loan debt shouldn't hold me back, but it is! All because I went to school when I was in my teens and didn't pay on my loans because I didn't have a job. :(
