Do all lenders need to pull credit for FHA streamline? I had a BK hit recently and don't want it showing up. by horton.rob123 from Louisville, Colorado. Mar 15th 2016
I believe the actual FHA rules state that a full credit report is not necessary, just a mortgage report. However, in my personal experience, the lenders that I have worked with always pull a full tri-merged credit report. I know this is not what you wanted to hear. Maybe someone else will chime in with different results.
It is typical for lenders to pull a credit report, they may not use the score to qualify you on a non credit qualifying streamline loan however they will most likely pull it. Also one of the questions on an application is if you've had a bankruptcy in the past 7 years so if you lie on that portion and they later find out they will call your loan due in full and that will also be considered mortgage fraud and you can get in BIG trouble.
Most lenders will pull a tri-merged report.
Lenders have different guidelines, some lender will pull a mortgage report and some will pull a full credit report.
Although there are lenders who will do streamlines without pulling credit, you still have to answer honestly the declarations questions on page 4 of the Uniform Residential Loan Application, (Form 1003) so the lender is going to know.. That being said, FHA streamline guidelines allow you to refinance, but FHA does not lend money, they only insure loans against default.. so the lenders can add additional rules which is why some will allow you to refi with a BK and others wont.. so you need to shop around.. FHA does not require a credit report. The Lender, may require this as part of its credit policy. Contact your LOCAL Mortgage Broker, they may be able to process your streamline without a credit pull.
Not likely you can keep that from being found out, possibly check with your current lender or where you make your current payments to find out their requirements.
