Looking for a first time home buyer grant in WA. Any such thing?

Hi Jasmine. I'm very familiar with the Roslyn area! Years ago my Dad and I put in the cooler and pressure system downstairs in The Brick.Good times. ;) Yes, there are still options for down payment grants in WA. One program has announced it will be suspended at the end of February... but we anticipate that there will be another program or servicer that will take it's place. Another great loan program in your area is the USDA Guaranteed Rural Housing loan. That actually offers 100% financing with zero down payment.(It can also be combined with this grant program.) Alternatively, there are ongoing options with the WA State Housing Finance Commission down payment programs, as well as some other grant programs. What we do is gather the full application data and then compare these programs against each other to come up with the best overall solution. There are some pros and cons for each program. Some programs require some homebuyer education classes, others have rates that are dictated by the program administrators and not daily market rates. Bottom line, there are many options for down payment assistance.Tailoring it to suit YOUR needs is what we try to do. Glad to help with follow up questions if you like. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. There are literally dozens of programs, and the trick is to figure out which ones you qualify for and will give you the best options. Hi Jasmine,Everything that Michael Patterson said is true, he pretty much covered it all in his response and I would say the same thing, however I can not vouch for the statement about the cooler and pressure systems in the basement of the Brick.
