Hello. If you have lates on your mortgage, the lender has to show them as late. If you dispute, it will still show the lates, and it will show in dispute. If the lates are in error, and you are able to prove and have it documented then you can send to credit bureau and lender.
No conventional lender is going to approve a loan if you have accounts in dispute. Reason is that disputed accounts can distort the credit score. Your lates will still show, the account status will show disputed and the lender will ask you resolve your differences with the creditor and the bureaus and then reapply. Sorry!
That's an old trick that hasn't worked in years.. When you dispute an item on your credit report, the item still shows, but it's not calculated into your credit score.. your score is as if the disputed item doesn't exist.. For this reason, lenders require that you have the dispute removed, and a new credit report pulled to show your actual score.. Years ago, when you disputed an item, it would come off the report until the dispute was resolved.. but that doesn't work any more.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. The dispute won't "hide" the lates, but it will probably preclude you from getting a loan if the late mortgage payments don't. You can't hide late payments and lenders will require any accounts that are in dispute status to be updated and the disputes removed.
