Contact local lenders and ask them about the HOMESTYLE product for conventional renovation loans. It will be the best single mortgage renovation product more than likely for your situation. The home will need to have an appraised value to support the work being completed.

The conventional HomeStyle Renovation loan. The home will need to appraise after improvements to satisfy the lenders minimum loan to value requirements, but there is a loan product you can use, and any competent loan officer should be able to walk you through this process.
