Hello Andrew. A home purchase in that range requires a 20% down payment because it is in a loan amount category known as Jumbo loan. PMI companies will not lend on jumbos so the minimum down payment is 20% so that there is no PMI. I will research some alternative options for you. The Ideal scenario is to do a $417K first, a $240K 2nd and put $73K down.. Your interest rate on the 2nd might be as high as 5%, but you will get a much lower interest rate on the first since you would be using conventional financing rather than jumbo, and your loan to value would be below 60%. Your "Blended Rate" would be below what most lenders are offering for jumbo financing, so you win in every category... The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
