Sorry I noticed my info was wronge on my location. I am looking for a lender in colorado that would be willing to do a commercial loan 100% for property to open a inpatient facility for addiction using Equine Therapy (horse treatment) for client's suffering in addictions or dual diagnosis the property is 19 cabins and the cost is 2.9 million the income for this facility is 50-69 beds at 20,000 per bed per month. is there anyone out there that does 100% on commercial loans I do have a cuurent value of the land which is at 3.9 this property was valued without all the things that are in it. The land does come with everything so it's turn key including the saddles to the horses so please let me know if anyone can help me I do have the State of Colorado wanting this facility and will be under a license from CDBH Colorado department behavioral Health.

You will never find a 100% loan on a commercial property.. That is unless your related to Donald Trump.. The only time I have ever seen an exception is for a seasoned investor who has done numerous loans through the same lender, and have never had an issue.. then in this scenario, a lender might allow for 100% LTV.. but aside from that, you will not find a loan at 100%.. As I said in my previous response, it really does not matter what the property is worth.. it could be worth $10M, and you can be buying it for $100K, but a commercial lender will still require you put 30% or more down, and you must prove you have sufficient funds for operating costs. Your far better off trying to find an angel investor or venture capitalist.. but even these types of folks will sometimes require you to put some of your own funds into the project as well, or at lease show you have the operating costs accounted for.. Nobody does 100% financing for commercial loans. Your best bet would be and SBA loan or trying to get a grant. If you send me all the information I can work on what is out there.
