Buyer beware!! Since jumbo lenders do not have any conforming guidelines like a conventional loan, this means that each lender offering jumbo financing can make up their own rules.. that being said, Jumbo loans are one of the more risky type of loans and most will require 10% to 20% minimum down payment.. Also, there are options to do a 2nd which will lower the loan to value for the first lender.. 80/10/10 for example.. where you finance 80% on a first mortgage, 10% on a 2nd and put 10% down, but lenders have Loan to Value (LTV) requirements as well as Combined Loan to Value (CLTV) requirements, but even with a 2nd, most jumbo lenders will want 10% down or more.. there is a loan product with a nationwide lender who will do 100% financing for Dr.'s, Lawyers, & CPA's, but they have high requirements..
