Most lenders that have a full product line will offer USDA. Check with a local lender to see if they provide USDA if so then the 100% financing will be an option

Yes.. USDA is 100% financing and they will also finance their funding fee.. you will however have to find a way to pay for your closing costs.. this can be done in a variety of ways.. you can pay, you can ask the seller to contribute, you can ask your realtor to contribute, or you can ask your lender to help as well.. most lenders offer USDA financing, but most of Honolulu is not in the USDA defined area, and USDA also has income restrictions as well.. But without knowing all the details of your particular loan scenario, it's difficult for anyone here to say for sure.. for this reason, the best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
