Jason, make sure you consider the 'cost' of the refinance before you make a quick decision on your refinance. Rates have come back up a bit & and unless your mortgage insurance rate is high, it may not make sense to do anything right now. Also, I'd recommend looking at options to drop your mortgage insurance completely if possible. If you've been in the home for a few years, it's likely you have the equity to get out of it completely. Take your time, don't rush through a refinance. Shop around and understand all options before taking the plunge.As an aside, right now appraisers are getting backed up in the Mtn. communities. Usually 30-45 days depending on the lender and how quickly you are able to respond with any needed information. As stated above, rates have increased significantly so your timing may not make sense, especially with that loan amount, unless you can eliminate the FHA mortgage insurance on your current mortgage.
If you were to survey the lending community, your answer would be somewhere around 30-days. Can loans be done quicker? Sure. Do they sometimes take longer? Sure... The biggest delay is usually getting signature and documents from the customer. But be wary of anyone promising a "quick close". The mortgage industry is very paperwork intensive, and overly regulated. Quick closing just are not in the industry cards anymore.
