The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. I always have a few suggestions... First, stick with someone in the local area. Someone you could drive to and meet (you don't have to, but make sure they are local). Next, stay far away from any big internet lender and the banks. Finally, understand that 10% of the success of your transaction is the company you choose. 90% is the loan officer you choose. Make sure you pick a LICENSED Loan Officer with ton's of experience, and you will be just fine. Any lender licensed in FL can help you, whether they are local or not, and should do a great job. Just make sure they are familiar with costs and procedures in FL which may be very different from other places they lend. I'm currently helping a previous customer purchase in Hollywood and closed another loan wth no problems last month for a customer relocating from SC to FL. If you really want a local person you can sit down with get a recommendation from your Realtor.
A good source to find local lenders on this website. Go to the Community tab in the far right hand corner, chose find a lender, input the type of loan you are looking for and the location, click search and a list of local loan officers will come up with their bio's and contact information.
