As a first time home buyer I suggest you sit down with a loan officer that gives you all the time you need to understand the mortgage loan process. My office is down town Appleton and we can sit down together and go over all the first time home buyer programs and compare them against each other and regular conventional loans. You are not alone in your feelings on this. The home buying process can be rather involved and there are sadly many "horror stories" out there of people that felt things went very badly... The #1 key to a relatively simple and stress free buying process is to select high quality home team professionals. These include most importantly 1. Your Mortgage Professional 2. Your Realtor 3. Your Title CompanyThe best place to start your journey towards buying a home, is to have a conversation with a mortgage professional. That person can help you determine what you might qualify for and how best you should go about planning for things. A good mortgage professional also can refer you to other high caliber professionals, like a Realtor or Title company. If you would like to have a conversation about how this works, I would be happy to explain further. I'm state licensed and have clients in every corner of both MN and WI. The key to understanding the loan process is to ask questions and have a loan officer who is patient enough to answer them thoroughly.. You should start by interviewing loan officers over the phone or in person.. if you get a good feeling and you see they are taking the time to be sure you understand and they good at explaining things to where you can understand, then that person would be your guy!!.. .. There is lots of information also available on line through FHA (HUD.gov) and other sources but it get's confusing. Find someone you trust to walk you through the process. most of us have a flyer that we can send you that explains each of the steps. The process ranks up there as one of the most stressful things most people do (not quite as bad as marriage or divorce...LOL).
