CALL YOUR LENDER and tell them the same thing... It is the first place to start. Good luck.

if not able to have present lender drop rate for you ....try to do a conventional refinance ( you would need to qualify for this ) .....do you have equity in the property ? whats it worth and how much do you owe ? Have you checked into the HARP program if you think you owe more than its worth ?another option to consider ...sell thanks Dave Skow Eagle Home Mortgage 206 714 9745daveskow@eaglehm.com

You need to call your lender.. There are no conforming loan programs that allow you to refinance if your currently delinquent on your home by 90 days or more, so your only option is to contact your existing lender and let them know your exact scenario. They will give you several options which would help you get back on track.. once your current and have been current for at least 12 months, you might be able to refinance into a lower rate mortgage.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Contact the servicer of your mortgage and explain the situation. There isn't anything else you can do when you are behind on your mortgage. See if they have a way to modify the rate or payments on your mortgage if you are having a hardship. Above all else, keep your promises with the servicer.
