Can anyone direct me to a lending institution that will lend on a home mortgage with a non-occupant co-signer?...My daughter would like to purchase a home and has saved some money but lives in an area where homes are costly. I know we can qualify for an FHA loan but I just don't like the fact that if we put 25-30% down we still need to pay mortgage insurance. Thank you by john7548 from San Diego, California. John, yes this is possible. I have just recently closed a loan for a client who was in a similair situation and I was able to get this type of loan done with a non-occupant co borrower such as a father for a purchase loan, while taking a NON FHA route. Non-FHA Lenders to not require Mortgage Insurance or an Escrow Account for Taxes & Insurance on loans with 20% down. .... Your income as a Non-occupying Co-borrower can be used solely for loans up to 90% Loan-to-Value. .... Regardless of the amount of down payment, your daughter will have to document that 5% of the down payment is provided by her. ...
