How long do i have to be working before im approved for a mortgage?

is a work history of 3 years acceptable even though it was part time? I have had a full time job for only 5 months because before i was in school. i'd like to buy a house if possible so please let me know what can be done, if anything. by kendallruiz7463979 from Verdi, Nevada. Oct 8th 2014 Reply

It's possible you can purchase now, but typically, if you have 2 jobs, one full time, one part time, the lender wishes to see you have had BOTH for at least 12 months.. and for part time income to be considered, you must have had it for at least 24 months.. The issue you will run into is that most folks who work part time on one job and then get a full time job, find it difficult to continue with both, so they end up leaving the part time job. Typically this in this scenario, your hours for the part time job would be less than you have worked in the past since you also have a full time obligation.. this is another sign the underwriter looks at when determining whether or not to allow for the part time income to be considered. If you make enough in your primary job, and you don't need the part time income to qualify, then you should be ok.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
