My fiance and I are getting married in 4 months. We would like to begin looking for a house after the wedding. I have a credit score of about 620. In 2008, I had several accounts go into collections which are still on my credit report. Since that time, I have made all payments on time and have only $500 in credit card debt, which I am paying off this month. My fiance has good credit (760). I make 80k per year and he makes 75k. We both have been in our same jobs for over 10 years at the same company. We have a down payment saved as well. Would we qualify for an FHA loan? by meagha_197_606 from Quincy, Massachusetts. It takes more than a credit score to qualify for a home loan.. income, job, job type, foreclosure, BK, unpaid student loans, tax liens...etc... all these are considered when qualifying someone for a mortgage. Even if your score was 750, but you had some of these issues, you might be denied for a loan.. however in general, most lenders want to see the mid score at 640 or above for FHA... if your at 620, then there are lenders out there that will lend with a low score, but you might want to take the next few months to work on improving your score above the 640, then you'll have much more options available to you.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them now. He will be able to look at your complete scenario and advise you which steps need to take place for you to qualify. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Most lenders set the minimum fico score for the most attractive rate for an FHA loan at 640, however you do qualify with a 620 fico. We do have a service that allows us to review your credit and advise what you need to do to pull the score up to 640. There is no cost for this. Sounds like you should. 620 is typically the low minimum score you need. When you pay off your credit card debt, DO NOT close the account. Closing the account could actually lower your score. You should still use your credit card occasionally for gas or groceries and then pay the balance off. Please contact me through my profile if you have further questions.

It sounds like you should be ok on all fronts given the information provided. We require a minimum 620 credit score for FHA and other programs. Depending on some of the specifics, I may have a better option for you with 3% down payment requirement and lower mortgage insurance than the FHA loans. Hi, my guidelines allow me to write FHA loans down to a credit score of 600. Your situation is not unique these days. You have plenty of income to qualify. I can also run a credit analyzer and tell you what you need to do to get your score up, and we offer Rapid Re-Score to get your credit profile updated with the bureaus. You probably want to get with a Local Licensed Mortgage Officer soon, and have him review your credit situation. That way, if there are any of those collection accounts that need to be fixed before your apply for the mortgage, you can get them taken care of now, and they will have had a few months to season before your application is processed.
I would recommend looking into if your fiance can qualify on his own since his score is so much better. If so, have a lender411 loan originator compare payment/costs between FHA and a 3% down conventional. I predict that the latter option will be much cheaper.
