That deal sounds almost too good to be true. but it looks like you have a balloon at the end of the 3rd year.. but 4% down with a 600 fico... something doesn't sound right.. Are you doing a "lease to own" type deal? If so, you need to understand you really don't own the property.. you are leasing it.. If you default on a payment, the owner can evict you.. they don't have to foreclose.. and you would lose your initial 4% down..
