one loan to buy home and pay off other bills

I'm sorry to tell you that what you are looking for does not exist in today's lending world. If you are a Veteran or looking to acquire a home located in a USDA qualifying community, 100% financing is the best you will find. No such thing... you cannot take out a loan to purchase a home and a little extra to pay other stuff... you should get with a mortgage broker and sit down with him and let him discuss your options... but keep in mind you should really contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders... the LOCAL broker is familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
