on average today, what does my FICO have to be to qualify for $680k?

Based on $680k purchase price, you will need at least a 680 middle score with a minimum of 10% down payment.

I'ts impossible to quote you without looking at your exact scenario, however, I have quoted loans that were in the same area with around the same credit score and for them, there were loan options available for them, but because of the low score, the rate was in the 7 to 8 percent range.. Realistically, credit karma is not very accurate at all.. you really need to sit down with a lender and let them look at your complete loan profile.. once they see the complete picture, they can advise you.. Anything else is just guessing.. I'm a preferred Lender with California and Arizona being my primary markets. 680K loan amount or 680K purchase price ? please clarify .....fyi - I would advise getting a pre approval process started and getting a free tri merge credit report pulled as this will give you 3 scores and a full report you can begin working on improving if needed ....dont be surprised to see these scores differ from credit karma
