Ok so credit score 678. Income to debt approx 40 percent can I even get a home loan?

what is down payment amount ? does the debt/income ratio you mention include a payment for a new loan? if so what sort of terms are you using ?

We haven't even tried. For anything. We have zero down. We rent an apt and it's a dive. Between us we make 100k a year and have maybe 600 credit score and 30 percent income to debt. First time homebuyers. Not married.
