No charge for appraisals

I'm located in Florida. Are there any lenders that will do my mortgage and not charge for an appraisal? by florid_877_157 from Delray Beach, Florida. Aug 2nd 2012 Reply

It doesn't matter if the lender pays for it or you pay for it.. You're still paying for it. When the lender pays your closing costs including appraisal, what they are doing is charging you a higher interest rate than you could have gotten had you paid your own costs.. So in essence, you're paying the costs by choosing a higher interest rate, and those few thousand dollars worth of costs can be tens of thousands by the time you finish paying for your home.. So whether a broker pay's your appraisal or not.. That shouldn't be your determining factor in shopping for a lender.. But rather the complete profile and deal.. Many lenders will "pay for your appraisal"...but my father always told me nothing is free in this world and that is no less true here. Anything you roll into the loan or get "free" you are really ultimately paying for it, usually with a slightly higher rate. My advice, pay for your own appraisal...it's $400 now versus financing that over how ever many years your loan is.
