Need mortgage broker in Smyrna, GA

We are looking for a mortgage broker who serves the Atlanta area. Our home is in Smyrna, GA. Homes in our neighborhood are selling for about half of what we owe due to foreclosures and short sales. We are not behind on our mortgage. Our current lender is a large bank. We are interested in the HARP program. Can anyone offer referrals, please? by sskaar_230_317 from Smyrna, Georgia. You can search right here on Lender411. Just click on the link "find a lender". It's best to use a LOCAL Broker, not a big bank, not one of those 50 states lenders, and certainly not one of those internet companies... WilliamAcres.com

hi there: I received your email regarding your question.. I am a senior loan officer with a federally chartered bank having accessed to over 25 investors also. I work with couple investors that will refinance unlimited loan to value meaning if your house is appraised at 100K and you owe 150K, my bank will refinance your entire 150K if new loan being refinanced qualifies as a tangible benefit meaning lower your payment..getting you out of an arm product stabilizing your mortgage etc. I was a junior u/writer for Freddie and pretty much familiar with their guidelines etc. Rates are very competitive etc. Appraisal waivers have now been implemented also. What ever you do, DON'T use one of the big banks, DON'T use one of the big national Mortgage factories, and DON'T use the people you are currently making payments to. We have heard that the big banks are already advising their customers that it could be a 4-6 month lead time before they will be able to actually close escrow. You shouldn't have to wait. I don't know any local mortgage brokers in the state of GA but I can give you some hope. I just had a HARP 2.0 loan approved with a loan to value around 195% so the program is out there. Good Luck!I only lend in Florida!
