I'm a real estate agent and I'm looking for funds for a client to close a deal ASAP. He is a Solid buyer, However he needs additional funds to buy a unique property that the appraisal failed to see the value. The owners knows the value and want full purchase price. This leaves my buyer at a disadvantage. He loves the property and is willing to pay the Additional amount, however he needs to secure a private money second to do so. Private lenders are not likely to loan over the appraised value, usually want a sizable downpayment. If the appraiser didn't see the value its possible that the market would not see the value either. If applicable, one option that could be explored is a renovation loan where the value would be based on the improved property value, otherwise I can't think of any other options. Good luck.

If your buyer does not have sufficient funds to pay the overage, then it's likely your loan to value will be too high for any type of private money.. but without knowing all the property and loan details, it's hard to advise you properly..
