Generally speaking, the conforming loans most of us work with, the minimum loan amount is about $50,000. There may be some lenders on here that work with HELOCS. I would recommend that you contact your local hometown helpful bank for a loan of this size.

It's best you contact a local credit union or community bank.. most lenders cannot make enough on smaller loans to make it profitable.. community banks and credit unions lend on a different model.. so they are more likely to do it with the anticipation of you using them for other services..
