More info needed, but in general, you shouldn't have a problem.. A qualified LOCAL mortgage broker is your best bet since they deal with multiple lenders (I have 21) with each one offering a different set of lending programs.. the more lenders, the more lending options and the greater likelihood your loan will get accepted.. stay away from the big box banks and those internet or nationwide lenders.. typically, they are not familiar with local customs and intricacies that vary from one state to another.. As far as a "reputable lender".. that's a very broad term.. You can do your own due diligence by looking the lender up on the Better Business Bureau and you can also go to the consumer access site for the Nationwide Mortgage Licensing System (NMLS) where you can not only look up the company, but you can also look up the individual.. here's the link ... http://www.nmlsconsumeraccess.org/ . To get a good list of lenders in Virginia, however over the Community tab in the top right, choose Find a Lender and pick from there. You can also cross check them by looking them up in Google and finding recommendations and reviews.
