My wife owns our house in her name; we want to refinance together

ssbamafan60, this is a great question, and a good idea. Are a title owner already? If not, you need to have a quit claim deed drawn up placing you on title with your spouse as an owner. Then you should be able to do a VA refinance. As for reputable lender, you can Google Primary Residential Mortgage in Wyoming. Good luck, Scott

Shouldn't be a problem at all and it is a great idea if it will put you in a better position. As suggested above, you do need to already be on the title, or it would need to be treated as a sale which might mean more costs. Good morning! You have to plan this out carefully as costs and requirements for adding you to the title vary by locale. Also different banks may have differing requirements for how long they require you to be on title. You should talk to 2 or 3 lenders that you feel comfortable with to get an idea how they will handle your situation as well as to get competing quotes. Refinancing and adding you to the loan is fine, but if you don't need to use your VA benefits, then I wouldn't.. VA allows you to purchase a home with zero down, and finance 100%... if your refinancing, and you don't have a HARP eligible loan, then you might want to consider using VA, but only as a last resort.. Each time you use your VA benefits, the VA funding fee goes up.. it will never be as low as your first time use.. (assuming your not disabled veteran, in which case VA waives the funding fee). The best suggestion I can make is to sit down with a local mortgage broker, and let him look at your complete loan scenario.. he should be able to guide you to the right loan product, even if it means not using your VA benefits..
