My parents have a mobile home on our property through a hardship permit filed with the county. The mobile home is paid for and will be removed upon their death. We would like to refinance our property, but we're having trouble finding someone to lend to us because it is there, even though it's a temporary situation per county permits. Can you help?

Honestly, I've never heard of a hardship permit outside of something to do with driving privileges. Is this something specific to your area? Does it put a cloud on your home's title as a result? If it is affecting your title report, then you need to find out exactly why it's a problem and try to address it from there. A good, local loan officer probably knows a good title person who can offer some suggestions of how to remedy the problem. I'm having a hard time understanding why it would be a problem unless the mobile home is affixed to the property, or viewed as some sort of a hazard. Is the mobile home taxed as real estate, or more like a car through it's VIN? I'm curious to know more about this.
