My credit took a dive when I became ill and ended up out of work while waiting on disability which I now have, credit is 560 HELP

You will need to improve your credit before you can qualify which will be based on your current income. I have a blog on this site "First Steps" which will give you some starting points but it may take a while.

If you are a Veteran, and meet all the qualifications you can get a VA Loan which is a 100& financing.

USDA loans allow 100% financing and with medical reasons for the credit decline, you should be able to qualify. Wish we were licensed there as we could help you out. Good luck!

You can do a few things to improve your credit. My company has a minimum of 600 score but the rate is generally higher with lower scores so take the time to make the improvements. Go to myfico.com and read about repair. There's a good blog on creditcards.com. One of the writers lives in Asheville so pose a question about repairing and it might get to him. Pisgah forest qualifies for 100% financing using the USDA program but it also requires a 620 score. You can reach me at ltove@envoymortgage.com for certain steps to take. If you got your score from some online program like credit karma it might not be accurate.

scores below 580 require 10% down.. 580 or above require 3.5% scores above 620 require 3%.. but having good score is just one of many things a lender looks at when determining one's eligibility.. credit, credit scores, credit deficiencies, income, debt, etc, etc, etc.. without looking at the entire scenario, its difficult to advise you properly.. But one things is for sure,, you will need to improve your credit to get a loan. Try reaching out to a local mortgage broker and ask him for a credit restoration specialist..
