meet with a loan officer - get a tri merge credit report - review it and try to take steps to improve the scores ( Payoff collections / paydown balances below 30% of limits / ask creditors to remove late payments etc ...)

A 550 credit score is considered very loan, and very problematic when trying to get a home home. I'm not saying no, I am saying very problematic. The best advice is to reach out to a local non bank mortgage broker. Give them a full application, and let them review your credit report. This does two things, one, lets you know if you can get approved today, and if not, the Loan officer can give you directions on what you need to do with credit to improve the situation to be able to be approved. I provide this service in MN, W, IA, ND, SD, CO, and FL. Find me at FirstTimeHomeBuyer-MN.com | Cambria Mortgage, NMLS 274132
