Hi Heather,Based upon credit score, maybe. There are other factors a lender will look at other than the credit scores to determine how much you can qualify for.Our minimum credit score requirement is 620 for VA, 640 for everything else. I would suggest a few things:(1) Do you think you could qualify by yourself? (2) If you needed your fiance to be on the loan, then you could possibly try improving his credit scores - which may be possible short-term or..(3) Contact Wells Fargo Home Mortgage. I know they can offer mortgage financing down to the 600 credit score range. I'm not sure how the process is and "will" you qualify, but that is another option. There may also be some local brokers in your area that may be able to operate in that credit score range.I am licensed in TN, but located in North MS - next to Memphis, TN. Depending on what course of action you take, I would be more than happy to see what your fiance could possibly do to improve his credit scores. If you need, you can contact me at 800-878-7985 ext. 105, or email me at dougc@fairwaymc.com.Let me know if you have more questions. Thank you!Doug Capps, Fairway MortgageNMLS ID #68160
Hi Heather- I presume that you are looking into this because you have decided to purchase a home, is that correct ? If so- Congratulations ! There is more than hope Heather- There are a few options depending on your exact circumstances. Are you a 1st time home buyer ? I would look into your household finances and determine who the primary wage earner is. Your credit score is fine and approvable, your fiance's is just under where you would like it to be to obtain financing. I actually have a business associate that is able to get your credit scores adjusted by taking a few simple steps. They actually are able to take a look at your full credit profile and can acquire score improvements by analyzing the credit algorithms and making a few precise moves with the creditors and credit reporting agencies. Where people used to be stuck for a while if the credit score wasn't up to par- Now can get the score they have been waiting for and get the credit and rates they deserve.Best of luck to you and your Fiance and a Big Congratulations on the engagement. If you have any further questions or need some assistance- Please call me at 1-866-962-6698 Ext 306 or e-mail me at togabroker2@yahoo.com.Thank You,Craig S. I am not sure how much you have to put as a down payment and what your debt to income ratio is. But I do work with a few lenders that will go down to a 600 fico for an FHA loan. IF you are interested in more information please email me your information and I will get in contact with you.
