You will be needing a commercial loan officer and there are many who specialize in Hotel/Motel financing. Commercial is not regulated like residential so you will find many commercial lenders who can help with loans in Florida. Local commercial lenders who are familiar with the area may be a better option for you. You will receive better terms if the Motel is a nationally known brand/franchise then you will if it's a mom/pop Motel. You can also use SBA for Motel loans depending on the situation. Htel/motel financing can be tricky. Make sure you contact a local broker in your area. Do a search via the internet for Commercial Mortgage Broker (then the city name in FL). Contact several brokers and go with who seems to know what they are talking about and are very candid with you. Good Luck!
