Yes both VA and USDA have no down payment options.
It's possible.. if you are a veteran and have VA benefits available, then VA financing is a great option.. also, USDA allows for 100% financing, but the home must be located in a USDA defined area.. it's also possible that there are local grant programs which will give you the down payment.. A local real estate agent or local mortgage broker should be familiar if any of those programs exist in your area. If you qualify for any of those programs and there are no grants, then with conventional financing, there's a 3% down payment option and the money can be gifted to you..
