Probably need a commercial loan, suggest checking w lsmaller local (community) banks or credit unions
Mixed use properties are NOT something that any of your standard loans allow. So no Fannie Mae, Freddie Mac, FHA, VA, or USDA. Check with a local credit union for a non-conforming loan they will hold internally.
If the outbuilding is zoned commercial and is going to be use for commercial, then there are no conforming loan products where this would be acceptable.. you would need to look for commercial funding.. FHA does allow for a mixed use property type loan where you live on the premises and there is a retail space as well. Think of places like New York, where the street level unit is a pizza shop, but the units above it are apartments. aside for this exception, your going to need commercial funding..
