Can my lender denied my after I was approved..Im working part time hours right now and my lender knew this up front its for medical reason.But when I was approved for this loan it was base off of me work full time. My lender inform me that I wll need a letter from my doctor stating I can work full time and also have a pay stub showing me working full time..this is the only document that is holding up my loan closing.I just found out that my doctor has stated I will not be going back to full time work at all.Can I now lose this loan by kinglemon87 from Orange Park, Florida. Unfortunately it sounds as if you may not be able to close on the loan at this point. If the loan was approved based on full-time hours and the doctor is telling you that you cannot work full time, you would have to change your loan to be reflective of your part-time income. It may just be as simple as lowering the loan amount & purchase price to allow for the decreased income.
You can also look into a co-borrower, even a non-occupant co borrower fo FHA loans...
Lenders always perform VOEs near the end of the loan (Verification of Employment). If circumstances change such that a borrower lost his job at the last minute, then a lender is well within their rights to cancel the loan.The co-borrower alternative seems to be your best choice.Good luck.
Adding to what others are saying you can also look at your liabilities and see if you can refinance your car loans to spread the payments out and you can also payoff debts to lower the debt to income ratio which it seems like the reason they are having issues. They will have to use the part time income because there is no way to determine when you can return back to work. This sounds like it needs some TLC- I would be happy to take a look as we have very high debt to income levels unlike some of the other banks!
