Asset depletion is a Fannie/Freddie thing.. It's highly unlikely you will find a lender who offers a construction loan with A/D as qualified income. If you are purchasing a resale home, then most of your local lender should be able to do A/D.. if you are having a hard time finding that lender, try reaching out to mortgage banks or mortgage brokers.. rather than the big box bank on the corner. Mortgage bank/brokers have access to numerous lenders with each one offering a different set of lending guideline,,, the more lenders, the more lending options and the greater likelihood of your loan scenario being accepted..
