mortgage after bankruptcy and foreclosure

my chapter 7 bankruptcy was discharged 15 months ago and my home was given up in the process. I just signed a contract fora owner financed 2 unit home which i started to fix. I need a mortgage to pay for the home and get title. i need a mortgage for no more than $40,000. my credit score is just under 590 and i only have about $4000. the home is worth about $100,000. what can i do? by lilmics530 from Chicago, Illinois. If you cannot wait the nine months to try to obtain FHA financing, try the hard money route, just be sure how any pre-payment penalties will affect your new loan if you try to refinance to a lower rate.

The minimum waiting period is 24 months. Fha allows for that with a good letter of explanation. there are some hard money (private money) lender, that will lend on the property more than your credit. But rates on those aren't great. They can offen be above 10%. IF you did that most lenders have at least a 6 months seasoning rule, meaning you cant refi that loan for at least 6 months. 12 months to get cash. So you may be in that loan for a while before you can refi.. so be careful if you go that route and what people are saying to you about how quick you can turn around the loan.
