Closing costs may be able to be rolled in with a combination of a seller credit and lender credit. We go to 620 on VA.

VA does not allow a buyer to roll closing costs on a purchase into the loan. However, a good real estate agent can usually negotiate for the seller to pay the buyer's closing costs. This usually means you do not get the house for the lowest price. In the last 4 years, I have not had a single veteran come to escrow with any closing costs, and most get their earnest deposit back as well. Lender credits come into play when you agree to accept a higher interest rate and the lender uses the credit the higher note rate generates to pay some or all of your closing costs as well. If you can negotiate for the seller to pay the costs, you can get the lowest possible interest rate for the life of the loan.
