Middle FICO Score of 675, can I qualify for a home mortgage?

My credit is not that great, found a home worth 175,000, I have 25k for a down payment. I make roughly $55,000 a year with about $1,500 in monthly expenses excluding rent. This is my first home mortgage, and besides a couple of late rent payments from college about 7 years ago, I've got a pretty good housing history. I have no idea why Tommy says you will not qualify. More information is needed about the monthly expenses and what it does include, but other than that, there is nothing in what you have stated that would disqualify you. I suggest you find a good loan officer in your state that will take the time to look at your situation without making snap judgement.

More information is needed on your expenses - but based on the info you provided I think you would qualify for an FHA loan. You may also qualify for a conventional loan but it may not be the best option for you with a 675 middle score. Your best bet is to find a good loan officer in your area. Tommy Peoples (below) might be a good place to start since he is local. Great time to think about buying - rates are about as low as you will ever see them. Good Luck.

I work with many customers with scores like yours and even lower. I cannot say for sure you could get approved without taking a look at your whole situation, but nothing jumps out at me saying you shouldn't be approved. Your scenario seems just right. I don't see any red flags to stop you from going forward and your down payment is good. Based on scores alone, it looks like you are eligible. Contact a local Mortgage Banker/Broker, rather than one of the big banks to get yourself pre-qualified/pre-approved. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. It does appear that you would qualify for a mortgage based on the information that you have provided.
