lowest down payment

i'm going to buy my first house in a year or two and i dont have a lot of cash saved up, what loan/program offers the lowest possible down payment/upfront costs to close the loan? by MFrahm_237_651 from Newark, Delaware. Aug 8th 2012 Reply

USDA and VA will allow 100% financing...if the property is not located in a USDA eligible zone and if you aren't a veteran then FHA is next best. FHA allows up to 96.5% LTV and you can roll closing costs into the loan if it appraises high enough to allow that to happen.

USDA & VA are 100% financing, (USDA only lends in USDA approved areas), HomePath homes require 3% down and are only available on HomePath homes, HUD Homes can be purchased for $100 down, but again, only available on specific homes and in specific areas as well. There are also local grant programs where the down payment can be gifted to you through a non-profit agency. The best way to find out if these are available in your area is to contact a full time real estate agent. They should be on top of all the current Down Payment Assistance programs.. Otherwise, FHA requires 3.5% down, and just about any home you look at should qualify.. Depending on which home you purchase and who is selling it, you can ask the seller to contribute up to 6% in seller concessions which should be enough to pay for all of your closing costs. FHA requires only a 3.5% down payment, and certain Properties owned by Fannie Mae can be had for as little as 3% down, but the pricing is much more expensive. Yep Travis has that correct there also some Down Payment assisatance programs out there depending on the local market that work as silent seconds to help with the down payment on FHA
