Lowest Down payment to Refinance 3-unit??

HI,What would be the lowest down payment to refinance a 3-unit property?I am buying a 3-unit using hard money lender because the closing date is approaching and there isn't much time left. Great question! I am sure you want to get out of that high interest hard money loan asap! You have to wait a minimum of 3 months in order for the title to season. Then you will be eligible to refinance the property. I assume since you used hard money you put anywhere from 30-40% down which means you will have plenty of equity to refinance the property(no down payment). Good things to think about, that will determine what types of loans you will qualify for is whether or not you are occupying the property as your primary residence or will it be a straight investment property.

Hello, Once you fund the purchase with the hard money, you would be able to refinance shortly after that. You would not be able to cash out, but you could do a rate/term. Some lenders will make you wait 6 mos, others wont. Once you have purchased the home, using hard money, they require a large down payment. So when you go to refinance, you have equity in your home. Since you put the large down payment, as long as your value holds up, the down payment becomes equity. The new refi will not require a down payment. Any closing costs can come out of your pocket, or use some of the equity to close the refi. Good luck!
