I would like to refinance a rental condo and am having trouble finding a lender that will refinance it because I have more than 4 rental properties. I cannot refi this property under HARP 2.0 because it is not backed by Fannie or Freddie. I have excellent credit, high income, and can bring enough money to the table to bring the property's equity up to 25%. Work with a local Mortgage Banker / Broker rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. Your scenario seems very doable.. So I'm not sure why your having a problem... my guess is you're trying to use the local bank rather than the broker network... The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Fannie Mae allows up to 10 properties, and there are many lenders out there who will allow this.. so there must be some other reason.. Are they telling you the PROPERTY does not qualify?? I know that the "up to 10 properties" is a Fannie Mae thing.. Freddie Mac does not allow more than 4... Also, most lenders will not approve you for more than 4 with them.. so if you go to ABC bank, and they have 4 investment mortgage loans with you now, usually they will not do a 5th one... but, again, Fannie Mae allows this and there are MANY lenders out there that will allow it as well... which is why I suggested the broker channel... I would keep trying.... Google "mortgage broker <zip code>" and weed through those results.. you will find someone... I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
