Some lenders will go down to a 580 FICO, however, more importantly will be what the deragatories are on your credit report. Are there collections, lates, judgements, etc...I would contact a local lender and review what is needed to qualify.

In theory, a few lenders will allow your low 615 score. Her 640 score is really the lowest most lenders want to see. I suggest working on repairing your credit first, then applying for a loan. The best answer is that this does not eliminate you from consideration, but makes it difficult. You need a Loan Officer to look at your entire situation and this will require a full loan application. There are multiple options available based on the information you gave that I would be looking for once I had a full application. These include: (1) it may be possible to qualify your wife without you on the loan (2) Your 615 may be acceptable based on the details of your credit report (3) There may be a way to get your score up by some simple actions on your current trade lines (4) Your credit score of 615 didn't happen overnight and it may not be possible to bring it up overnight - you may need to set an action plan in place that will take more time to be mortgage ready. It takes more than a credit score to get a mortgage, ... most lenders require 640 or above, and a select few will go lower... however those that do go lower have some pretty strict guidelines, and few people qualify.. The real question is "Why?".. Why is your score so low.. Unless you let a mortgage professional review your complete scenario, it's anyone's guess to see if you can get approved..
