Technically VA doesn't do "construction loans", but beware of the term. If you are having a new home build, have given a builder a little earnest money, and will us a VA loan when the house is completed... no problem. If you need a real construction loan, you will need a lender who while handle that, and then you can pay off the construction loan with a VA loan. www.VA-IRRRL-Loan-MN.com
Although VA allows for Construction loans, most if not all builders will not, but it depends on which type of construction loan your looking to do.. If you are going to a new home subdivision, and purchasing a tract home, then typically, the builder will build the home with their money. They ask you for an upfront deposit, and once the home is complete, you finish your financing, and if you're using VA, you can get your original deposit back.. If you're looking to build a custom home, then most likely the builder will not take the risk of floating you the funds until close.. thousands of builders went under during 2007 when the home crisis hit because of these homes were not worth what they were originally sold for. This type of VA construction loan will be near impossible to find.. I'm an Arizona broker with 23 lenders in my arsenal, and not one of them will do a VA construction loan. .. Agree with Joe- just be careful. There is not technically a VA construction loan, you will need 2 loans, one to build the home and VA loan for the permanent financing.
