Hello, Looking for a Portfolio Lender for a home we are looking to Purchase here in the greater Orlando FL. area, We are 2.5 years removed from chapter 7 BK ( Home INC Chapter 7) 1.5 years from DIL back to bank, We can not of course go FHA, have 20% down Payment money in the bank and both my wife and I are at 700 credit scores, Looking for at a Purchase price of 350-400K just finishing up on our current lease of 2 years at $2,300.00 per month: Anyone know of a Portfolio lender in the Orlando FL. area? by pathfi_868_220 from Orlando, Florida. Good Afternoon. With a solid written detail of what caused your financial issues, including and up to the short sale closing, that may work for FHA. I can submit a letter to the Underwriter for review. The file would need to be complete as well with all supporting documents, a credit report, assets, income, etc. There is always a chance, so don't rule this possibility out yet. Portfolio lender won't touch you with a foreclosure and deed in lieu. Their guidelines usually mimic conforming guidelines with very subtle differences.. Mandatory waiting periods for foreclosure, BK's and DIL's are not something they would waive.. .. You need a hard money lender, and they are going to require more than 20% down.. or you could just wait another 1.5 years and go FHA..... William, Not true at all Bad advice, I have one lender now a Local portfolio bank that is a ARM, I was looking for a 30 year fixed Product, I do mot need a hard money lender, Why are you answering you do not even live Local of course you would have no idea of any Local product offerings:

If there were no late payments prior to the Deed in Lieu we can finance you with FHA right away. With 20% down we can finance you after the 2 year mark. I am very surprised that you have a lender, even on an ARM that would finance you conventional prior to the two year mark. I would actually like to know who that is? You have a BK 2.5 years ago, a Foreclosure included (lenders go by date the deed was transferred out of your name, not the date your BK was discharged).. And you have a Deed in Lieu... My guess is if you found any lender willing to do this, you wouldn't be here trying to find one... And my experience says you WILL NOT find a portfolio lender willing to do a loan for you with your derogatory background and propensity for "letting the home go" when faced with a crisis... Also, I have never heard of a portfolio lender who will only do ARM's... (Hard Money lender, Yes.. Portfolio lender, NO), and it makes no sense that you wouldnt use them because of it.. If the offer is real, why not do the ARM, and refinance in 2 years once you pass the mandatory waiting period?? you see.. what your saying makes no sense... my advice is sound, and it's based on experience... you would be a bad risk for any lender as your past proves.. If I was you I would go FHA. They will be the kindest to you on terms and rate. In my opinion a Portfolio will not do your loan with Bk and I guess you mean a Deed In lieu of Foreclosure when you say DIL. Your only other option is PRIVATE Money. Private Money is ver expensive and being that the home will be your primary residence there is alot of restrictions. Be Careful in dealing with Private Money. I see alot of terms out there being done that I feel are violating Federal and State law.Just because there is a ton of regulation today regulating Loan Originators I come accross funny stuff still taking place and these actors do not have a NMLS number or license of any kind. As far a a lender in Orlando I can help you in Orlando. I also can advise you of a particuliar lender in Orlando to stay clear of based on past findings and experience. Call me to have a discussion. Your loan can be done, and it can be done via FHA as well. Right now the best way to go would be via FHA and then just refinance in 6 months.

Let me reiterate one more time here.. I think there's a lot of false hope advice being thrown around.. The one thing that underwriters despise is when someone files BK, and then they have even more derogatory credit after the BK is discharged.. For most lenders it's an automatic denial.. You have a BK, A foreclosed home included in the BK, and another property which you did a Deed In Lieu of Foreclosure, (which by the way lenders look as the same as a foreclosure). You can write letters, you can call, you can beg, and you can plead.. You will not get FHA or Conventional financing until you pass 3 years from the date of deed transfer for the foreclosed properties.. PERIOD.. Hard money lend on a completely different set of guidelines.. Their decisions are based primarily on equity.. The more down payment you have, the more likely they will lend to you.. But in your scenario, it's your only hope.. As I stated in my previous posts.. Portfolio lenders guidelines will usually mimic conforming guidelines... they will not touch you with 2 foreclosures and a BK, no matter what others here are saying.. it's just not happening... I would suggest waiting until your DIL is seasoned 3 years and going FHA. This would be from the date the lender took back the property. Hard money lenders charge high rates and fees and I know of no porfolio lender that will do this for you at this time. I lend in Florida and have been doing mortgages for many years. Hi William, Just to be clear we have 1 BK Chapter 7 that the home was inc. discharged 2.5 years ago, I have a lender in orlando FL portfolio bank it is a program that if you have repaired your credit Pulled out 3 Reports average me 703 wife 713 did not walk away from your house INC the home in our BK, The bank was taking its time ( After we were Discharged) so we expedited the process in doing a DIL of our home INC in the 7, For this lender you must have 20% down, we are putting down $80,000+ depending on the Purchase price, it is a 6/1 ARM 3.00 % interest rate, NO pre payment penalty, No PMI, I was just asking if anyone know of any lenders that may have a 30 year fixed product, that is all, william I did not ask you to tell me what I can not do, you know what I despise is when People think they know everything, their are over 7000 banks in the USA you may be aware of all the banks in AZ but not orlando FL:) Oh we have 1 derogatory we did not walk away, you only had a few facts, and you are acting like you know everything We already have our lender and will be using them 100% all i was asking is if anyone knew of a 30 year fixed product> Oh My contact at this regional bank ( orlando) Know my story is the VP, If anyone wants the contact info I also spoke to a regional bank's VP in south FL they also do Portfolio lending 20% down same standards as above but only in south FL:William, I spoke to about 75-100 banks Credit Unions Loan officers, real estate agents, Over the last 3 months determined to find a product and a lender on my own I found 2 orlando and south FL: they are rare but if you have the 20% down only I hic up BK& 2 years have pasted, great qualifying Income, repaired your credit 700+ you have to qualify, also write your hardship letter ( can not just walk away) you can get a loan no hard money lenders or waiting the 3 years for FHA time line to pass for the home to transfer out of your name;
