That would be a hard money loan from cash investors. Nothing institutional will behave that way.

There are no conforming loans available for this.. typically, auction properties have to be paid for in 24 to 48 hours after the auction ends.. so you really need either cash, or a hard money type loan.. There are companies that specialize in these types of investor buy, fix-n-flip loans.. but the terms are not the most attractive.. higher interest rates, low loan to values (typically you will need 30% or more down payment), and the fee's are high.... but if you don't have your own cash, it's a good alternative..
