looking at a 1031 exchange in tx. would like an idea of rates.

sold apt bldg. in Ca. looking at 2 properties: 1: purchase 1,250,000, have 450K down. 2: purchase 900K, have 450 down. would like to buy both. 300K+ yr income. Excellent credit. What kind of terms and rates available? by execudoc815 from , Nevada. Sep 12th 2013 Reply

No loan officer with any integrity would ever quote you a rate based on the limited amount of info you provided.. those that do are required to also quote the APR.. (none have).. any quote that you get here would be so speculative that you could not even thing about relying on it, so if you are, your setting your self up for disappointment.. Commercial financing is based on property type (shopping mall, apartments, gas station, hotel/motel, industrial, etc), whether it's income generating or not, if so, the debt service ratio, not to mention countless other things.. do yourself a favor and contact a qualified commercial lender and give him the specifics of your proposed properties, and have them put their quote in writing.. it's the only way to know for sure.. .. Both purchases would have to be for investment purposes only through the 1031 exchange company. Rates would be in the 5% range for a 30 yr fixed for NOO purchase with high FICO. There are a few ARM products available. However, it's difficult to give you any more specifics without your full application. Both purchases would have to be for investment purposes only through the 1031 exchange company. Rates would be in the 5% range for a 30 yr fixed for NOO purchase with high FICO. In general 5% 30 Year is good - however if your more than 4 units its a different animal. Need more information.702-482-8421Joseph Parker

Both properties appear to be commercial. The loans will be based on income from the property, as well as your credit.
